‘Philippine Village,’ a Filipino hub in LA, sold to developers

EAGLE ROCK, California — Philippine Village, a large commercial building housing several businesses and churches, could be demolished to give way to a development of 38 townhomes and other mixed-use buildings.

The Philippine Village has been a commercial hub for the Filipino community in this northeast Los Angeles neighborhood. Eagle Rock is named after a large rock outcropping, resembling an eagle with its wings outstretched. EHOF Eagle Rock purchased the property for $9 million last year.

A filing with the Planning Department says EHOF Eagle Rock, LLC wants to build the development on 4515 Eagle Rock Boulevard under the small-lot division ordinance, which permits the construction of single-family homes on lots as small 600 feet, according to The Eastsider.

The proposed project is one of several that have been constructed or being built along Eagle Rock Boulevard.

Recent developments include a 45-home project being built on 4320 Eagle Rock Blvd. and a 46-unit affordable housing project planned for 4121 Eagle Rock Blvd. In addition, the 52-home NELA Union project was completed last year on the south end of the boulevard, The Eastsider reported.
