Affordable homes also come with quality

She saw the increasing demand for affordable yet quality housing in the province.

Cebuano entrepreneur Beverly Dayanan decided to tie-up with one of the oldest and reliable names in real estate development in northern Mindanao, Johndorf Ventures Corp.

The partnership gave birth to one of popular brands in affordable and quality housing in Cebu ? Prohomes Development Inc. ? on Dec. 22, 2004.

?Our president Beverly Dayanan and Johndorf Ventures Corp's president Richard Dy Lim agreed to open in Cebu and create a separate company that will focus on projects in Cebu,? said Glenda A. Tupas, Prohomes Development Inc. marketing manager.

After five years, Prohomes became a popular brand in the market.

Tupas said the owners focused on ensuring value-for-money quality products.

?We started with socialized to economic housing projects that catered to the start-up families especially those who are members of Pag-Ibig. And until now, we are still doing that but if you see our units, you will really say that the quality was never sacrificed,? said Tupas.

The housing units in any of Prohomes projects ranges from P400,000 to P 1 million, which are built on strategic locations that are accessible to public transport and facilities.

Their first project was Genesis Homes in Sudtungan, Basak, Lapu-Lapu City in 2007 which has 540 units built in a three- hectare gated property.

?The maiden project was accepted warmly by our buyers who find our units really affordable,? Tupas said.

Since launching the project, Tupas said they have introduced 10 projects in Cebu which are doing well in the market.

?People already know us as a developer that offers the best price. So every time we launch something, we always expect buyers to come and visit us right away to purchase their first homes as most of our customers are first- time homeowners who are still starting up their families,? she said.

Most of their projects are in Lapu-Lapu Ciyt on Mactan Island except for Saint Anne's Lane which is in sitio Banawa, barangay Guadalupe, Cebu City and the 305 units La Bienvenida project which is in barangay Tungkop, Minglanilla town.

?Saint Anne's Lane, however, is a pocket development with only 12 units,? Tupas said.

With only five staff members in 2004, the property development firm now has 35 more personnel to help manage the increasing number of projects and customers.

?Now we have 40 directly hired under Prohomes composed of the sales and marketing staff, admin operations, finance group and customer service group,? Tupas said.

Two more projects were launched this year in Mactan ? Fleur de Ville and Ernestine Homes.

Tupas said that most of their projects were in Mactan because the firm saw a huge demand for low cost developments in the area.

They also took into consideration that Mactan is a good place to invest in a property.

?It's near the beach and it has its own active economy. And so we think Mactan is a good investment for us and our customers,? she said.

Tupas said they were also looking at vertical developments for their lot properties near the cities.

?These are still being planned though but we are definitely going there too because nowadays, the demand is divided into two which is the vertical and horizontal properties,? she said.

She said they had already acquired properties in the northern municipalities of Cebu and planned horizontal developments in these areas.

?For these properties though, we think it will cost higher because of its proximity to the biggest cities in Cebu which is Cebu City and Mandaue City. Perhaps higher than a million and we will assure the same quality,? Tupas said.

This September, they will also be launching Haniyyah Homes. Haniyyah means happy in arabic.

?This will be in Babag, Lapu-Lapu City and we will have promos too this September as we will be celebrating our sixth anniversary earlier with a lot of surprises!? Tupas said.
